Property Description

An extraordinary opportunity to acquire 161± acres in the heart of Chattahoochee Hills, one of the most distinctive and thoughtfully preserved landscapes in metropolitan Atlanta. Located just moments from Serenbe, this remarkable tract offers significant scale, privacy and possibility in a community celebrated for demonstrating that thoughtful development and land conservation can coexist. Once largely pastureland and now beautifully reclaimed by nature, the property is predominantly wooded, with mature trees creating an exceptionally private landscape and offering the opportunity to thoughtfully reveal portions of its pastoral history. The sheer scale of the acreage provides an extraordinary canvas for a private estate, family compound, equestrian or agricultural property, conservation-minded retreat, or a more ambitious development vision. Perhaps most compelling is the opportunity presented by an adjoining 50± acre tract currently offered separately for sale. Together, the two properties would encompass approximately 211 acres. Chattahoochee Hills' distinctive land-use model was established to preserve the area's rural character by concentrating development while protecting substantial areas of open space, and 200 contiguous acres is the minimum land area associated with the City's hamlet development framework. The potential assemblage therefore presents an intriguing opportunity for a purchaser interested in exploring the creation of a thoughtfully planned hamlet or conservation-oriented community, subject to zoning, municipal approvals and all applicable development requirements. Few places this close to a major international city have protected their sense of place as successfully as Chattahoochee Hills. Rolling countryside, forests, farms and quiet rural roads define the landscape, while the City's planning philosophy has intentionally sought an alternative to the conventional suburban development patterns found throughout much of metropolitan Atlanta. The result is an increasingly rare environment where large tracts of land remain intact and the natural landscape continues to define the character of the community. Just minutes away, Serenbe has earned national recognition for its pioneering approach to biophilic and conservation-minded community planning. Set among preserved forests and meadows, Serenbe offers an extraordinary collection of restaurants, shops, arts and cultural programming, wellness amenities, equestrian facilities, nature trails and its 25-acre organic farm. Its success has made this corner of Chattahoochee Hills a destination in its own right while preserving the pastoral qualities that make the surrounding countryside so compelling. Despite the remarkable sense of seclusion, the property remains exceptionally connected. Serenbe is just moments away, Hartsfield-Jackson Atlanta International Airport is approximately 25 minutes from Serenbe, and the conveniences and cultural offerings of Atlanta remain within easy reach. For the buyer seeking substantial acreage near Serenbe, opportunities of this scale are increasingly difficult to replicate. For the visionary purchaser able to assemble the adjoining acreage, the possibilities become even more compelling: approximately 211 acres within a community intentionally planned around the belief that growth and conservation need not be mutually exclusive. Whether envisioned as a remarkable private holding or explored for its greater development potential, this is a rare opportunity to steward a significant piece of Chattahoochee Hills and create something enduring.
