We have found that by getting all the member firms of the development team together for a charette or strategic planning session, mistakes can be avoided and communication is quickly fostered that is invaluable to the development process. We help the client set up and conduct these sessions as well as draft the results and decisions made.

These sessions also help to finalize the overall positioning indicated by our market research, focus studies, or feasibility reports. We set a timeline for the project, its annual sales and marketing program and decide our long-range development strategies. In addition to overseeing the charette sessions, we will offer an array of services in the consultation contract, which can be customized to meet the client’s specific needs.

Community Positioning & Packaging

Before a project is ever inked we know how important it is to determine what its positioning will be based on the buyer profiles, market niches and active builders in the market. We know that the amenity must fit the plan and that the product must absorb at the right momentum needed.

We help put these positioning programs together as well as the master planning and product mix long before the deal is shown to the investors or funding sources.

We believe in the holistic approach and are most effective when we are included early on in the development process. We have learned that if the product mix and land plan are right, sales come easier and at a much lower cost. We like to work closely with the land planning firm and engineers so that sales and marketing are not forgotten in this crucial stage of the project. Plus, working together helps create the best “package” or overall design and mixed-use program for your community’s “positioning”.

 

Data-Driven Insight

Market Research

Many times, long before the professional research firms are brought in, we must evaluate what the market has to offer and whether the project is feasible.

This could result in a complete Investment Opportunity Summary or simply a quick overview of what the product mix should be along with a recommendation of what amenities should be considered.

When necessary we conduct focus studies, interview local builders, Realtors, bankers, appraisers and chamber officials. This helps us help the client understand what the environment is for new growth and the market activity.

We can determine what information is needed, draft the results or our interviews and determine how much further research would be needed to placate the funding sources or create an investment proforma. We have relationships with some of the best research firms in the country and know how to help them evaluate the project and its needs.

Builder Programs

If a project is in need of a builder program or has price segmentation such as multiple neighborhood pods, we will help recruit national, regional or local builders and set up the master builder contracts, the product mix and the lot purchase agreements to be offered.

Builders appreciate hearing how we can help them make their margins and sales goals. They realize we understand their business and that you – the developer – have made a good decision to bring us on board to insure that there is a cohesive sales and marketing program for the community. We are also good third party mediators and sounding boards for the builder group.

Builder members enjoy our expertise and the guidance we can offer with home plan designs, product specifications, sales operations and sales collateral. As a part of your consultation agreement, we would offer the builder members contracted for the community these types of services as well. This, too, assures better relations, sales success and communication with the builder team.

We can help the builders with sales training, sales presentations, the community’s sales operation and prospective buyer tracking. Generating traffic is so costly in today’s market that not only should the developer oversee this, but also the sales management of the traffic created.

The fact is, no matter how great your community, if the home products are not right, or the sales force unskilled, your momentum will suffer. We train all the agents as well as the hostesses and golf club staff on how to “talk” or sell the lifestyle not just the price ranges or “sticks and bricks”. We would oversee the design and construction of the sales and information center for the community and its sales displays.

Our extensive sales training experience and sales operation start up means there are very few sales issues that we have not already worked through or provided solutions for in our nationwide consultation services.

We also create Realtor (co-op) Sales Promotions. Our greatest customers can be our local real estate agents. It is very important that a comprehensive Realtor incentive program be designed and implemented. It should mirror the style and image of the community’s campaign and create excitement with the agents.

This way an effective chain of command is created and the team is encouraged to work together effectively.
